When Balfour Beatty’s Warrington team prepared to relocate, they saw the move as more than a change of address. It was a chance to rethink the way their people worked and to create a space that met today’s needs while supporting future growth.

Initial Drivers

Balfour Beatty’s Warrington team needed a fresh start as their lease on the existing office space was coming to an end. Relocating to a new floor within the same building offered the perfect opportunity to reimagine how their people worked.

The goal was to create a modern, flexible environment that supported a wide range of activities — from focused individual work, to team collaboration, to client engagement. It was important that the new space reflected a contemporary, professional identity while also catering to the practical needs of staff, including quiet spaces, multi-use areas, and welcoming communal zones.

Our Proposal

We proposed a design that balanced functionality with a strong, modern aesthetic. The layout introduced a variety of work settings, including a two-person pod for private conversations, a multi-use room that could flex for prayer or mothering needs, and a vibrant open reception that doubled as a hot-desking hub for both clients and staff.

To support effective collaboration, we included different sizes of meeting rooms, each with its own character, enhanced with quality furniture and fabric choices. Acoustic walling in the boardroom, as well as baffles across the office, addressed sound management while adding striking design features. A planted wall and considered lighting choices brought warmth and texture, while project zones and breakout spaces encouraged interaction and creativity.

Key Challenges

One key challenge was separating the working desk space from the main entrance. The client wanted staff areas to remain private while keeping the reception open and inviting. We achieved this by using meeting rooms and breakout spaces as a natural buffer.

Another challenge was working within the constraints of the building. The number of meeting rooms required demanded careful planning to ensure natural light, acoustics, and the building’s original features — such as window mullions — were respected. Every detail was considered to create a high-quality, functional space.

 

Look & feel

The new office needed to embody Balfour Beatty’s branding while creating a balanced and welcoming environment. Working closely with the client, we refined their branding guidelines and incorporated their colours into the design scheme, using complementary textures to bring depth and character.

Bold colours define the high-energy collaboration spaces, while softer tones shape calm focus areas and meeting rooms. The combination of furniture, finishes, and textures creates a professional yet inviting atmosphere that reflects the Balfour Beatty identity.

The Result

The completed fit-out has transformed Balfour Beatty’s Warrington base into a workspace that truly reflects the way their people work today. Staff now benefit from a wide choice of settings, whether they need quiet focus, formal meetings, or open, collaborative zones.

The design has delivered a space that is both practical and inspiring, from the welcoming reception with its hot-desking facilities, to the acoustically balanced boardroom, to the calming planted wall and stylish lighting. The result is a fresh, modern office that supports productivity, promotes wellbeing, and provides the flexibility required for the future.
