New Castle House

New Castle House is a striking mix of heritage and modern design, and our job was to enhance both. We were tasked with delivering a full Cat A strip-out and refurbishment on the ground floor, followed by a complete Cat B fit out—all in a live environment with 24/7 businesses operating above. From sensitive restoration of listed oak panelling to the installation of modern MEP services, every stage demanded precision, flexibility, and clear communication. The result is a revitalised workspace that respects the building’s history while meeting today’s business needs.

Our Approach

Communication and programming were key from day one. We coordinated closely with the client and building users to minimise disruption, sequencing noisy works outside of business hours and maintaining strict control over dust and debris.

The project began as a Cat A strip-out, removing all existing finishes, installing new MEP services, and raising the floor. We formed new toilet blocks and altered the reception area to accommodate a bespoke desk, all while respecting the building’s listed elements.

Once the Cat A works were complete, we were awarded the Cat B fit out. This included new partitioning, walls, flooring, and ceilings. We managed FF&E delivery and integration into the space. Our flexible approach meant we could respond quickly to changes, keeping the programme on track.

Key Challenges

Working on the ground floor of a live building came with its own complexities. A betting company operated 24/7 on the first floor, so noise and dust had to be kept to an absolute minimum. Any demolition or drilling work was restricted to agreed time windows, often out of hours.

Listed areas within the building added another layer of care. The old boardroom, with its original oak panelling, required sensitive heritage work to protect its character. We also had to tackle spaces outside the original scope – including the basement, roof, and risers – all of which needed careful planning and sympathetic delivery.

The result

New Castle House now offers a modern, high-quality workspace while preserving its historic features. The ground floor is bright, functional, and ready for occupation, with improved services and a refreshed reception that makes a strong first impression.

Through careful planning, out-of-hours working, and open communication, we delivered a challenging project in a fully operational building, without compromising on quality, heritage, or the client’s day-to-day operations.
