Over the past decade Birmingham has seen a wave of new commercial developments alongside major refurbishments of existing office stock. This created a more diverse and competitive office market that combines modern and professional office developments with converted heritage buildings that celebrate the Victorian architecture of the city.

From a building perspective, this is a positive shift for Birmingham’s office market but the growth in demand for space means that vacancy rates are low and the supply of Grade A space is constrained. Market data from Avison Young’s latest Big Nine regional office report, vacancy across the UK’s major regional office markets ended 2025 at around 9.8%. In Birmingham, the vacancy rate dropped to 11.8% further reinforcing strong occupier sentiment that means take-up outweighed the release of space.

The impact of this is reflected in the renovation and refurbishment of older stock to bring it up to standard and provide more space for businesses looking for space. The limited availability, however, means that businesses planning an office move need to begin their search well in advance of their intended move date. A hierarchy has emerged in Birmingham’s office market with a handful of buildings consistently leading the market. Growing demand has pushed developers to integrate the amenities modern occupiers expect to see into their buildings.

The outlook for the Birmingham office market is positive and Avison Young’s data shows that take-up in Q4 2025 was the strongest quarter of last year. With the increasing demand for businesses to be in the Colmore Business District and other key locations across the city, Birmingham has become a strong business destination. 103 Colmore Row

One of Birmingham’s most recognisable office buildings is 103 Colmore Row. It represents the new identity of Birmingham’s office market and has become home to large international businesses. It is one of the reasons that we set up our office at 103 Colmore Row and our move to the 12th floor at the end of 2025 was a significant moment in our business journey.

The building was completed in 2021 and is located in the heart of the Colmore Business District. It’s visibility across the city adds to its prestige but it has become a standout property for its high-quality Grade A workspace in what is widely considered Birmingham’s top business location. However, the building excels due its focus on user experience and what it gives back to the people occupying the building.

The reception space is centred around an elegant winter garden while upper floors feature terraces and further up the building you’ll find a restaurant and a private members club aptly named 18 that is operated by x+why. This is a destination members space that overlooks the city which is the go-to space for breakfast meetings, networking and evening events.

Some of the major occupiers include Grant Thornton, Knight Frank, Browne Jacobson and Shoosmiths, alongside flexible workspace operator x+why. Brindleyplace

From one iconic Birmingham building to another. Brindleyplace is one of the most established and recognisable offices and is arguably Birmingham’s original office destination.

The building is located on a vast 17-acre mixed-use estate that combines office buildings, restaurants, public squares and cultural venues. It is perhaps most well known by its individual building numbers with 10 Brindleyplace being one of the most recent regenerations that brings over 20,000 sq ft of Grade A workspace to the district. With all the different buildings and facilities across the site, a distinctive campus environment has been created. That is one of the perks for companies working at Brindleyplace as they have access to a huge range of amenities on their doorstep. This environment is a major reason why Brindleyplace continues to attract occupiers decades after the first buildings were completed.

Regarded as one of Birmingham’s most spectacular office buildings, One Snowhill is located in the heart of the Colmore Business District and offers Grade A workspace within easy reach of Birmingham’s major transport hubs.

With One Snowhill situated directly next to Birmingham Snow Hill Station and within easy walking distance of New Street and Moor Street train stations, it is very well connected and poses an attractive offering to businesses.

Paradise is perhaps the best representation of Birmingham’s blend of heritage and modern business space. It has been praised as being one of the most significant regeneration projects that is reshaping Birmingham’s city centre.

Located next to Birmingham Town Hall and Chamberlain Square, the development has essentially created a new commercial district centred around modern office buildings, restaurants and public spaces.
